The Problem Space The software market is broken for independent landlords. Enterprise platforms like AppFolio cost 50+ dollars a month and take weeks to learn. Meanwhile, DIY landlords managing 1 to 50 units are ignored, forced to use messy spreadsheets, paper receipts, and WhatsApp. We built Landager to close this gap. It gives small portfolios enterprise grade features, AI tracking, and secure screening in an intuitive interface that takes two minutes to set up. Best of all, it works natively in 33 languages.
What Landager Does Property and Unit Management: Track unlimited properties down to the unit level. Monitor occupancy, target rent, and property photos in a single dashboard.
Tenant Screening and Portals: Generate a secure, one time link for tenants to complete OTP verification and upload IDs and income proof without creating an account. Approved tenants get a dedicated portal to view leases, check payment history, and submit maintenance requests.
Financial Tracking: Rent tracking covers pending, paid, late, partial, or waived payments with downloadable monthly invoices. Expenses are organized strictly into 9 IRS standard categories. At tax season, just hand your accountant a single branded PDF.
Maintenance Workflows: Categorize, prioritize, and track requests. Assign trusted contractors from your built in vendor directory and monitor costs from the initial request to the final repair.

The Core Stack: Built on Next.js, React, and strict TypeScript.
Database and Backend: A self hosted PostgreSQL architecture using Zod for strict API validation across 21 route groups. Users maintain full ownership of their data. There is no vendor lock in and absolutely no third party data selling.
UI and Design System: A premium glassmorphism interface with native dark mode and GSAP animations, making the dashboard feel like a high end native application rather than a clunky portal.
Engineering Challenges Massive Localization (i18n): Real estate investors exist globally, so building an English only app was never an option. Landager is localized into 33 languages including Right To Left support for Arabic, Farsi, and Hebrew. Every button, tooltip, and all 495 pages of documentation are translated. We built a custom Google Gemini translation pipeline to automate and validate this at build time.
AI Integration: We integrated Gemini models directly into the dashboard as a smart property assistant. Users ask plain language questions like "Which tenants are late on rent?" and the system safely queries their private database schema to return accurate, real time answers.
Secure Document Handling: Security is paramount for IDs and leases. Our screening system bypasses passwords entirely by utilizing time expiring magic links combined with email OTP verification. All sensitive documents are securely stored in the cloud.
The Business Model Unlike competitors, Landager pricing scales fairly without nickel and diming users. It is completely free forever for landlords managing up to 3 units. This is not a restricted trial, it includes core features like reporting, maintenance tracking, and the tenant portal.
For growing portfolios, our Essentials Plus plan starts at just 10 dollars a month for up to 15 units (just 67 cents a unit). This unlocks priority support, vendor management, automated reminders, and the AI assistant. Landlords can scale up to 50 units for just 29 dollars a month.
